Any advice on selling a house without a Makler?

Having had unpleasant experiences with Maklers recently regarding selling my mother‘s house, I’m wondering if I should have a go at selling privately. I’ve got architect drawings, Energie Ausweis, Grundbuch transferred to me and proof of insurance. I don’t have a Baubeschreibung though not sure if that’s obligatory?

The main issue is that I got hugely varying valuations from the Maklers. 330000-490000€. Is the low end just for a quick sale? High end trying to rope me into a Makler contract? There’s only one other similar property (age, style, living space) for sale nearby at 495000€. It was renovated 15 years ago though much smaller Grundstück, neighbour‘s access through a shared drive, on a busy shopping street etc.

My house does need renovation and modernisation. There’s also a 2 storey outbuilding that would need full Sanierung. Neighbours have all converted theirs to additional living/work space. Although the Bebauungsplan is currently being reviewed, the Gemeinde said that in all likelihood, permission to add a 3rd storey to the main house is highly likely as is extending the outbuilding.

I’m in no particular hurry to sell though the monthly costs are quite high. Still a lot to clear out though most is done and looks decent. I thought of testing the water on Kleinanzeigen as we have a good rep score. A Makler told us last year that Kleinanzeigen is the most popular portal. Is a stating a price range useful? Never seen that here though often in the UK. I guess just stating VB might be too open.

Makler all say that they vet interested buyers. When selling privately, what kind of vetting is feasible?

Any advice would be much appreciated.

Why would you want vetting? Avoid timewaster?

I viewed 100s of houses before we finally bought this one. Only once had a Makler telling me "this vendor won't show you his house unless you show him first your bank account". I think this vendor wanted to avoid repeating his previous bad experience: he had agreed for a sale and last minute it turned out the buyer couldn't get finances. Must have been stressful.
But to me, it was extremely offputting. Instead of showing him my bank account I gave my him my work cv. And he let me view his house.

On top of this, this house was on the market with this "new" Makler at a higher asking price than the previous sale (the one that didn't go through).
