Interesting article on Substack (from late 2024) subtitled "How NIMBYism, political decisions and regulations crippled the Berlin housing market."

I'm glad we were able to buy our apartment in 2018 which we had been renting since 2015. Furthermore we were able to get a manageable mortgage which will be paid off in three years time, so we have side-stepped all these rent increases - or even worse, being turfed out based on Eigenbedarf, which seems to be happening more and more.

There is no housing shortage where I live but that's because nobody wants to live here :)

Nearby larger towns already have a problem. Desirable cities like Berlin, Munich, Stuttgart etc. forget it.
